What Is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection of a property’s electrical systems and installations. It confirms whether the electrics are safe for continued use or if remedial work is required.
If you are letting a property in England, a valid EICR must be in place before the property is marketed.
Current regulations require that:

Mandatory for all rental properties in England.

Must be carried out every five years by a qualified electrician.

A copy of the EICR must be provided to tenants and, if requested, to the local authority.

New tenants must receive an up-to-date EICR before moving in.
Requirement
If landlords fail to provide a valid EICR:

Fines up to £30,000 can be issued by the local authority.

Tenants can refuse to move in without a valid electrical safety certificate.

Non-compliance can also impact your ability to evict tenants legally (under Section 21 notices).
