What Is an EPC?
An Energy Performance Certificate (EPC) is an official document that assesses and rates the energy efficiency of a property on a scale from A (most efficient) to G (least efficient).
It provides essential information about a property’s energy usage, estimated running costs, carbon emissions, and recommendations for improving efficiency.
If you are letting a property in England, a valid EPC must be in place before the property is marketed.
Current regulations require that:
-
The property must have a minimum EPC rating of E
-
Properties rated F or G cannot legally be let unless a valid exemption applies
-
A copy of the EPC must be provided to the tenant before the tenancy begins
-
Failure to comply may result in fines of up to £5,000
Requirement
An EPC is valid for 10 years from the date it is issued.
However, if you carry out energy efficiency improvements — such as installing insulation, upgrading the boiler, or fitting double glazing — it is advisable to obtain an updated EPC to reflect these enhancements and potentially achieve a higher rating.

What's on EPC?
An EPC provides:
-
The property’s current energy efficiency rating (A–G)
-
Estimated energy costs for heating, lighting, and hot water
-
Carbon dioxide emission levels
-
Recommended improvements to increase efficiency
-
The potential rating achievable if improvements are made
This helps tenants and buyers better understand likely running costs and the property’s environmental impact.
An EPC is:
-
A legal requirement when selling or letting property in the UK
-
Necessary for advertising on major property portals such as Rightmove and Zoopla
-
Increasingly important to environmentally conscious tenants and investors
-
A contributing factor to rental appeal and overall property value
